A technically demanding urban infill project that combines contemporary residential and commercial use with high energy efficiency, interior comfort, and sensitive integration into Sarajevo’s existing urban structure.
COBANIJA is a residential–commercial building in Sarajevo, carefully inserted into the existing urban fabric as a restrained and contemporary infill project. The architectural approach prioritised contextual sensitivity, ensuring that the new structure integrates harmoniously into its surroundings without dominating the existing cityscape.
The construction process was particularly demanding due to complex site conditions. Special attention was required to protect the excavation pit and the existing family house located above the plot, with comprehensive measures implemented to prevent landslides and potential damage to neighbouring buildings.
The building comprises four levels: one underground floor, ground floor, first floor, and second floor, with a total net usable area of 1,020 m². Due to the site’s northern orientation, the design follows the natural orientation of the parcel, resulting in carefully framed interior views toward the city of Sarajevo.
High standards of interior comfort and energy performance were key project objectives. The design incorporates a highly insulated building envelope, with U-values below 0.2 W/m²K for opaque elements and 0.9 W/m²K for transparent surfaces. The building achieves an overall energy consumption of 40 kWh/m² per year, combining contemporary design with strong environmental performance.
