MoSTAR RAZVITAK

A mixed-use urban regeneration project that transforms a modernist landmark into a contemporary city centre, reconnecting heritage, housing, commerce, and public life in the heart of Mostar, BiH.

Razvitak project represents an ambitious urban and architectural transformation of the former Razvitak department store, one of the most important modernist landmarks of 20th-century Mostar. Rather than a mere physical reconstruction of a war-damaged structure, the project proposes a comprehensive vision of how Mostar can evolve in the 21st century: as a city that respects its heritage while actively shaping a socially and environmentally responsible future.
The new complex is conceived as a mixed-use residential and commercial development with a clear vertical and functional stratification.
Underground levels accommodate a public garage serving both the building and the wider city centre. The ground floor and first floor host retail and hospitality programs, connected through an internal passage that links surrounding streets and public spaces. Above, residential units of various typologies, from compact apartments to high-end units with private terraces, form the living component of the complex. The roof is designed as a green layer, incorporating urban gardens and recreational spaces.
A key vertical element of the project is the business tower, which acts both symbolically and functionally as a new urban marker. It connects the complex to the wider city panorama, opening views toward the river, surrounding mountains, and the urban landscape of Mostar.
