A context-sensitive residential building that introduces collective housing into a small-town environment, carefully balancing urban density, community perception, and site-specific constraints.
S.A.K. is a residential project designed and realised in Stein am Kocher, a town of approximately 2,500 inhabitants in the Baden-Württemberg region of Germany. The site is located in the very centre of the town, at the intersection of two main streets—Lobenbacherstrasse and Kurmainzstrasse—giving the project high urban visibility and significance.
The plot is defined by an irregular triangular geometry, bordered by roads on two sides and a cemetery on the third. Its longer axis is oriented north–south, directly influencing the spatial organisation and architectural articulation of the building.
For the first time in the history of this semi-urban, semi-rural community, the topic of collective housing was formally introduced. While the local authorities and investor supported the project for urban and functional reasons, parts of the local population expressed reservations toward higher-density residential development. This contrast of perspectives directly informed the architectural approach, requiring a heightened level of contextual sensitivity, scale control, and integration into the existing fabric.
